Frequently Asked Questions |
Q: What are modular buildings?
A: See our modular building basics page.
Q: What are some advantages of modular construction?
A: See our modular building pros and cons page.
Q: Can DMC help us determine our custom requirements?
A: Absolutely. Our professionals will work closely with you to understand the specific purpose, size, design
and budgetary requirements for your project. We will then help you select the facility layout and design that will best serve
you. Our professionals are equally comfortable handling your project end to end, from site selection to utility tie-in, or
working with other contractors as part of a project team.
Q: Can I move or expand my modular building later?
A: Yes. This is one of the key benefits you’re rewarded with by choosing to go modular.
If you foresee relocation or expansion, discuss this further with your DMC representative.
Q: What is the square foot cost of a modular buildings?
A: Many variables contribute to the cost of a modular building. As the customer, you will choose from
numerous options of building components and finishes. Your choices will reflect a balance between function and aesthetics.
Local building code, type of installation and site services we provide are also considerations in the overall square foot cost.
An exact cost cannot be offered without a full estimate. We can however offer a range of $30 per sq. ft. for a building of pure
function with minimal services, to $90 per sq. ft. for an elaborate building with a full range of site work.
Q: How does the cost of transportation of the finished building to my site effect my savings?
A: It does not effect your savings at all. The cost of transporting the building to your site is quoted with
the initial price. Conventional builders also transport materials and supplies to the site. The difference is that their
materials are vulnerable to theft and vandalism. Our buildings arrive secure.
Q: Is there a size limitation with modular buildings?
A: No. Whether it's a 100 sq.ft. workspace or a 15,000 sq.ft. complex, using the flexibility that modular
provides, DMC can deliver.
Q: How long will it take to build my building?
A: Typically, your modular building can be up and open weeks or even months ahead of the time required for
traditional construction.
Actual turn-around times will vary, depending on factors such as seasonality, complexity of custom design, engineering, State
plan approvals and factory backlog; however, many small to mid-size projects can be delivered in as little as 5 weeks.
Typically, you can anticipate time savings of between 30 and 50%.
Q: How complete are the buildings when they arrive at the site?
A: 80 to 85% complete, most have walls finished and painted. Electrical and plumbing systems are installed
along with windows, doors, carpet, trim, cabinets, fixtures, appliances etc.
Q: How long does it take to install a modular building?
A: Simple installations may take as little as 2 days. Large projects may take several weeks depending upon
site work and coordination with specialized trades.
Q: Do your modular buildings carry a warranty?
A: All new products carry a manufacturer's one year warranty from the date of manufacture, that is transferred
to the customer.
Q: Is noise-reduction insulation available?
A: Yes. We are experienced in providing modular building solutions for high-noise industrial settings and
educational facilities.
Q: What fire protection options are available ?
A: Non-combustible construction is available for specialized or high-security applications. Sprinkler systems
are available for all Pac-Van modular buildings.
Q: What equipment options does DMC offer?
A: We can equip your modular building, inside and out. Ramps, steps, safety rails, decks, building services,
security systems — even furniture and fixtures. Just let us know what you require. As a single-source supplier, our
experience has been that significant economies in time, money and administration accrue to our clients.
Q: What building standards do DMC's modular buildings meet?
A: A DMC modular building will meet or exceed all applicable State and local codes. Every DMC modular building
is engineered to meet the appropriate State Building codes. All plans are approved by the State or their third party
representative prior to construction. Most Counties accept the State approval without any further requirements. There are,
however, some Counties and municipalities that have additional building, installation and permit requirements.
Your DMC representative can assist you with identifying additional local requirements and work with you to gain acceptance.
Q: What materials, finishes and equipment are used in DMC modular buildings?
A: All DMC modular buildings are constructed on a frame of steel.. Interior finishes can be virtually any
choice available to traditional construction, as can exterior finishes, including any finish required to match a previously
existing building on your site.
Q: Am I limited to “box” design ?
A: Only if a box is exactly what you want or need. A modern modular building can form any configuration of
space and have virtually any design and exterior or interior finish that bricks and mortar can achieve. Even our most standard
facilities can be transformed with custom facades or entrances. We can also build a modular building to match seamlessly with
existing buildings’ appearance.
